MEETING NOTICE The Northern Montour Regional Planning Commission Zoning Hearing Board will hold a public meeting on Tuesday, April 29, 2025 at 6:00 P.M. at the Limestone Township Building, 324 Limestone Road, Milton, PA 17847. The purpose of this Hearing will be to consider a Special Exception / Variance Application. This application is a Special Exception / Variance request for Xcell Towers III, LLC, 8000 Avalon Blvd Ste. 100 Alpharetta, GA 30005. The request is to construct a 190 (overall AGL with lightning rod 199) monopole. The proposed Commercial Communication Tower is on the property owned by Bradley Shultz & Renee Tworkoski, 68 Century Road, Danville, PA 17821. The actual project location is along Blee Hill Road, Danville Pa. Tax Map Parcel 10-38-3, located in Derry Township, Montour County. The property in question is located in the (W) Woodland Conservation Zoning District. Commercial Communication Towers must be authorized by the Zoning Hearing Board as a Special Exception. (Special Exception -Article 3, Section 309 Special Exception Uses and Section 438 Et. Seq. and Section 1001-D). The height of the proposed tower also requires a variance. The proposed tower height is 190 (overall AGL with lightning rod 199) monopole. The ordinance allows a maximum height of 180. (Variance-Article 4, Section 438C-4.)
